Overview

City living. Next level.

Set along 19th Avenue, connected and central but quieter at the edges, The Henrie lets you keep the momentum, walkability, and culture of Capitol Hill while stepping into a home with the quality and capacity to hold your next and best chapter. More than a move out of renting, it's a real step into ownership, one that makes the leap feel less like a risk and more like the obvious next move.

You don't outgrow the city. You outgrow the compromises, the squeeze, the noise. The right next step isn't a suburban reset or a generic condo. It's a way to stay rooted in the city you chose, with the room to grow into it. The Henrie is for people who've built a life in Seattle and want their first real home in the city to feel like an upgrade in every way: more space to settle into, more privacy to retreat to, more confidence in what comes next.

The Homes

Built to flex. Made to last.

Across three thoughtfully planned buildings, The Henrie townhomes are built for new beginnings and smart next steps, designed to feel social and secure, elevated yet practical. Kitchen and dining spaces are made for welcoming, hosting, and savoring the everyday. Dedicated work-from-home space supports career progress and pivots. Flexible lower levels open up options for storage, fitness, guests, or whatever comes next.

Private roof decks offer a sense of uplift, all east-facing for the sunrise. Every home has Bellevue skyline views, with glimpses of Lake Washington, Mount Rainier, and the Cascades from select homes. Behind the scenes, everyday essentials make ownership feel easy and assured, from EV charging and mini-split cooling to fiber internet and in-home laundry, backed by a one-on-one walkthrough and a one-year builder's limited warranty.

Connected & comfortable

  • Fiber internet with Cat6 wiring to every room: a hardwired connection wherever you work, stream, or game, not just Wi-Fi from a corner
  • High-efficiency mini-split heating and cooling in every room, each room set to its own temperature, year-round
  • Induction cooktops: water boils in about two minutes, with precision control and a cool-touch surface
  • Dedicated WFH space, and select plans offer an upper-level suite that doubles as a view home office with direct access to its own roof deck

Built to last

  • Double-framed party walls between homes (two walls, insulation, and an air gap) designed for exceptional sound separation from your neighbors
  • Ventilated exterior: A gap behind the siding promotes airflow and drainage, helping manage moisture and protect the home.
  • Composite decking over commercial-grade flat roofs: no wood to cup, warp, or restain every year, so your roof deck stays a place to live, not a maintenance project. Bellevue skyline and Cascade views from every home, Mount Rainier from most
  • East-facing roof decks catch the sunrise: morning yoga with the Cascades on the horizon
  • Double-pane windows and a high-efficiency all-electric envelope keep utility bills predictable
  • Fire sprinklers in every home

Everyday ease

  • Gated bike room with power at every space for e-bike charging and an on-site fix-it station
  • Individually metered parking stalls, so your EV charging bills to you, not the association
  • Need a second stall? We've prearranged reserved monthly parking with the church directly across the street to the east. Ask the sales team for details
  • Hose spigots at the ground floor and on every roof deck: wash the deck, water the planters, rinse the dog after the park
  • Secure package receiving: deliveries wait safely inside, not on a porch
  • Every bath wired with an outlet at the toilet, ready for a bidet or heated seat
  • Landscaped courtyards lead to welcoming front doors, with secured access at all entry points and fencing enclosing the community

Move-in

The part that matters is after you close.

Mini-split heating and cooling in every room. Fiber internet. Laundry upstairs, not in a basement. A roof deck of your own, not a shared rooftop. The details you notice in week three, not on the tour.

The Builder

Built by Olsen Anderson.

The Henrie is built by Olsen Anderson, a Seattle developer and homebuilder that has spent the last decade building in the city's most loved neighborhoods, from Ballard to Capitol Hill.

We build our homes ourselves. The same team that pours the foundation walks you through your home at orientation and answers the phone after closing. Every home comes with a one-on-one orientation and a one-year builder's limited warranty, serviced in-house by our own team.

FAQ

Questions, answered.

The things buyers ask us most about The Henrie: location, homes, parking, pets, and what happens after you close.

What is The Henrie?

The Henrie is a 21-home, new-construction townhome community on 19th Avenue in Seattle's Capitol Hill neighborhood, developed by Olsen Anderson. The homes pair modern, transitional design with practical, everyday livability for buyers who want to own in the city.

Where is The Henrie located?

The Henrie is on 19th Avenue in Capitol Hill, Seattle: central and connected, but a step away from the busiest blocks. It's a short walk to the Pike/Pine corridor, RapidRide, and Broadway light rail.

Who is the developer of The Henrie?

The Henrie is built by Olsen Anderson, a Seattle homebuilder focused on for-sale homes in the city's walkable neighborhoods. In more than 10 years, Olsen Anderson has built over 100 homes across Seattle, and holds every one to the same standard: layouts that work, private outdoor space, finishes made to last, and real support after you move in. That's what "Built for life" means to us.

What home types and sizes are available?

Seven plan types across three buildings, from 1,442 to 1,665 square feet. Every home presents as three-bedroom, with select homes adding a den that works as a fourth bedroom. Each home has a private roof deck. Final bedroom counts are confirmed by the listing broker before listing.

How much do homes at The Henrie cost?

Pricing releases to the interest list first. Homes at The Henrie are three-bedroom townhomes from 1,442 to 1,665 square feet, and we're finalizing pricing by plan now. Register your interest and you'll get the price sheet and availability before they go public, along with first pick of plans. If you'd rather talk it through, the sales team can walk you through where a specific plan is likely to land.

Do I need a real estate agent to buy at The Henrie?

No. You can work directly with The Henrie sales team from first tour through closing. We'll walk you through every step, including financing introductions, your home orientation, and warranty service after you move in. If you're working with an agent, they're welcome too. Just include them when you register or bring them to your first visit.

What interior color schemes are available?

Every home at The Henrie carries one of two interior schemes, Slate or Linen. What changes is the kitchen: the cabinet layout and the cabinet color. Engineered oak flooring, quartz countertops, and soft-close cabinetry are the same in both. Slate homes (1–5, 8–12, and 16–21) carry Bellmont Vision Holz cabinetry. Linen homes (6–7, 13, 14, and 15) pair Apex White perimeter cabinets with a Rialto island, topped in black walnut. Mini-split heating and cooling, fiber internet, and in-home laundry come standard in every home. Each home's scheme is named on its floor plan sheet and on the site map, and full material boards are available from the sales team.

Can I add upgrades before I move in?

Yes. Because we build The Henrie ourselves, our team can install select additions before closing: window blinds, an instant-hot water tap at the kitchen sink, and more. Ask the sales team for the current options and pricing for your home.

How do utilities work at The Henrie?

Simpler than most buyers expect. Every home has its own electrical meter, and so does every parking stall, so EV charging bills directly to the owner using it. Water runs through one main meter for the community with a submeter in each home; the association pays Seattle Public Utilities, and each home pays its share through the association based on its own submeter. Shared trash, recycling, and compost are off the alley, and fiber internet is available to every home.

When do homes close?

The Henrie releases by building. Building A closings begin in October, Building B in December, and Building C in January and February. Building A releases to the priority list first. Registering now is how you get in line for the release you want.

How does financing work? Can you help?

Yes. We work with preferred lenders who know new construction in Seattle and can walk you through options, including what a first purchase actually looks like month to month. Register your interest or reach out and we'll make an introduction. No obligation, and it costs nothing to get pre-qualified early. Knowing your number before pricing releases puts you in a much stronger position.

What features come with each home?

Every home includes mini-split heating and cooling, fiber internet, in-home laundry, and a private roof deck. Interiors feature engineered oak flooring, quartz countertops, soft-close cabinetry, and a choice of two designer finish schemes. Select plans add an upper-level suite that works as a view home office opening onto the roof deck.

Does The Henrie have parking?

Select homes include a covered, EV-equipped carport. Prearranged reserved monthly parking is available at the church directly across the street to the east. Details through the sales team. The blocks east of 19th are quiet residential streets with easy guest parking, and with transit at the door many residents live car-light.

Is there bike and e-bike storage?

Yes. The Henrie has a communal bike room with ample storage, a powered charging point at every space for e-bikes, and step-free, roll-in/roll-out access, plus an on-site fix-it station with tools and a pump.

Is The Henrie pet-friendly? Can I have a dog?

Yes, The Henrie is dog-friendly. Because the homes are individually owned, there are no HOA pet limits or pet fees. Residents simply follow the City of Seattle's pet rules, and every home has its own private roof deck.

How walkable is The Henrie?

Very. The Henrie has a Walk Score® of 97, a Transit Score® of 72, and a Bike Score® of 86. RapidRide is a short walk and Broadway light rail about twenty minutes.

What is near The Henrie in Capitol Hill?

The Pike/Pine corridor is comfortably close, with restaurants, cafes, nightlife, and everyday essentials. RapidRide and Broadway light rail connect you to downtown Seattle, South Lake Union, and beyond.

Is The Henrie a good fit for first-time buyers?

Yes. The Henrie is designed for people making their first move from renting into ownership in the city: more space, more privacy, and a home you control, without leaving the neighborhood and momentum of Capitol Hill.

Is The Henrie a secure community?

Yes. Access is secured at all building entry points, the community is enclosed by fencing, and there's a secure, on-site spot for package delivery.

Is there extra storage?

Select homes include private storage near the covered parking, in addition to flexible lower-level space inside the homes.

Does The Henrie have an HOA?

Yes. The Henrie is a homeowners' association community. Contact the sales team for current dues and what they cover.

How do I tour or buy a home?

Contact The Henrie sales team to schedule a tour or get current pricing and availability.

What happens after I close? Is there a warranty?

Yes. Before you move in, Olsen Anderson walks you through your new home in a one-on-one orientation covering how everything works and how to care for it, and notes any final items on a single list. At closing you receive a homeowner reference kit and manual, including touch-up paint and a vendor list. Each home carries a one-year builder's limited warranty on materials and workmanship, with an early check-in and a walkthrough near the eleven-month mark to address items together. Manufacturer warranties on appliances, heating and cooling, windows, siding, and other systems pass through directly to you and often run longer. Full warranty terms are set out in the documents provided with your purchase agreement, which govern.
